To create an individual settlement for your owner(s) in Vera, head over to HOA management and click on the action button ->create reports.
This will open the same screen as we've seen in manual 10.02 Creating reports for a HOA.
Fill in the following fields:
- Type overview
- Choose individual
- Bookyear
- Current bookyear
- Period of bookyear
- If your bookyear has multiple periods, then you can multiselect them all
- Contacts or companies you want to generate a settlement for
- Select or check the checkbox for select all
- Move 'individual settlement' from left column to right column
Click the 'Save' button the generate the report.
After saving the document will generate in the 'Overview' section where you can track the progress and download the file. The generated report will also automatically save in the document model above the overview.
The individual settlement is made up of following sections:
- Costs
- Costs per unit
- Individual costs
- Reserve capital / permanent work capital
- Payments
- Current situation
Below you can find an example of costs. In the first section you can see a division of costs per unit and an overview of all individual costs.
In the first section of the costs you'll find costs per unit with a division of the costs for each division keys and 6-accounts, each with a column for the total share and a column for the specific owners share.
In the second section you'll find individual costs, which consist of things such as water bills.
Below the two sections is a total of the amounts per unit and the individual costs.
Below you'll find an example of the status of the reserve capital and permanent work capital. In this section you'll find the different provision requests that have been made during the bookyear as well as the related payments (if they've been made).
At the top of this section you'll find the total of the requests minus the payments and below that a global total of the previous total + the provision total.
Under the section 'Payments', you'll find all payments that have been made by the owner that aren't related to reserve capital or permanent work capital and the total of the payments. These will be substracted from the global total so far. The result of this substraction will become the amount due. In this example, the amount due is 1478,93 euro.
Finally, at the bottom of the report you'll find the current situation with the owners share in the reserve capital and the permanent work capital.
